Understanding The New HUD

The HUD-1 Settlement Statement (HUD-1) is a form that lists all the charges and credits to the seller and borrower in a transaction. You have the right under RESPA (Real Estate Settlement Procedures Act) to inspect the  HUD-1 Settlement Statement before settlement occurs. The new booklet from the US Department of Housing and Urban Development helps guide you through this extensive form.

For Sellers, some highlights include,

  • Purchasing Time-line
  • Negotiating the Terms of the Sales Agreement
  • Understanding which charges can change at settlement
  • Line by line explanation of the entire form

Letter from Senator SessionContact your Senators & Congressmen to encourage them to vote YES for the Home Buyer Tax Credit Act of 2009. This bill will expand the first-time homebuyers tax credit by making the credit available to ALL Homebuyers, extending the tax credit for one year after it is enacted and increasing the credit to a maximum of 10% of the home’s purchase price of $15,000.  Here’s a letter from our Senator, Jeff Sessions:
